    How to Make the Most of Your Property Management Business *4CE

    Despite what some may think, there is still a very real need for new, quality property management professionals in today’s economy. When approached properly, Property Management can be an extremely lucrative avenue of real estate to pursue. It can serve as a constant flow of income, as well as provide a steady source of buyers and sellers.

    Investors are continually seeking alternate ways to invest other than the stock market. Homeowners are relocating to other areas of the country yet keeping their primary homes, and buyers are purchasing homes now, but may not be ready to occupy them just yet.

    This course was designed for the determined property manager to take advantage of everything the market has to offer and grow their business. It will provide tips on how to increase profit by adding income and decreasing expenses. Students will learn how to maximize their time and resources, as well as lower their vacancy rates. In turn, they will be able to better serve their customers, secure higher yields on their investments, and thrive as property managers in today’s economy.

    Objectives: In addition to the skills listed above, students at the completion of this course will be able to: List three sources to find rentable properties, calculate a fair and competitive rent value, list 3 ways to avoid vacancies whenever possible, know how to deal with notification of upcoming vacancies and how to handle re-renting the property, explain how to secure a new tenant through an application and screening process, give solutions to normal maintenance issues that arise, list the cons of on-site management, state the importance of walk-thru inspections, and list where they can anticipate referrals to come from.

    Escrow Rules & Regulations

    This class is part of the Florida REALTORS iCE Program. Attendees must be present at the association for the webinar to receive credit.

    When a licensee handles money that does not belong to them, they are dealing with escrow. This includes contract deposits, rent, security deposits, advanced rents and maintenance/repair money. Does escrow have to be in the form of money? Don’t know? Find out.

    This class will cover: Escrow funds or other funds, who can hold escrow funds, should you hold escrow funds, can you use money held in escrow, how do you handle a worthless check, monthly escrow reconciliation process and what to expect when FREC does an escrow audit.

    The Department of Business and Professional Regulation is pleased to announce that the Florida Real Estate Commission (FREC) has amended Florida Administrative Code 61J2-3.011 which deals with instructor continuing education. The rule became effective 4/19/2018.
    What makes a successful instructor? To be honest, there are countless teaching strategies you can use to achieve success in the classroom, but no matter the teaching style, the most effective instructors have one thing in common—they know how to reach their students in a long-lasting, positive manner.

    In this workshop, we will discuss different techniques that will help make your students time with you well spent!

    **Course is also approved for 4-hour Specialty Credit towards your Florida Real Estate License 14-hour CE requirement as well. This means you will get 4-hour Teaching Techniques credit for Instructor Permit AND 4-hour Specialty credit towards your Florida Real Estate License.

    How Hurricanes Affect the Mortgage Lending Process *3CE

    The objective of the class is to assist the Realtor in getting their business back on track in a timely fashion and help prevent fallout from their well-deserved pipeline of business following major weather events.

    There is nothing that throws a wrench into a Realtors pipeline of closings quite like a hurricane. Recent storms such as Hurricane Irma in 2017 and Hurricane Michael in 2018 have reshaped many Realtors businesses.   In some case, these storms have eliminated the Realtors business completely. These storms can virtually shut down 100% of all real estate activity in the area.  As a result, the Realtors income, career, and financial support system is sometimes at complete risk.  Nobody can avoid these catastrophic weather events; however, what Realtors can do is be prepared to get their business back up and running immediately after the storm passes.  Realtors can expedite this process by knowing how Mortgage Lenders operate before and after these weather events.  This knowledge will be extremely beneficial to the Realtor and their clients.

    Most businesses have created systems and processes that allow them to streamline their operations. In response, tech companies have focused on products that emphasize mobility and ease of use for the end-user. This course is a “continuation” of the Introduction to The Cloud. Attendance at the Introduction to The Cloud course is not mandatory.

    This class will teach you how to determine which apps are suited for greater productivity and collaboration within a real estate business, demonstrate content mastery by presenting a product you create during this course, plan ways to apply the knowledge acquired in this course to real world applications in your business.
